Jury is out at this time for the Sand Companies. I signed my lease in May and have been moving in to my otherwise cozy, comfortable apartment at my leisure as I had both knees replaced and am transitioning from my 43 yrs of professional work experiences directly involved in providing an ultimate and superior customer experience to an exciting retirement. Last week as I continued to unpack I discovered that many of my personal items located in a large walk-in closet adjacent to my bedroom had become soaked in water from a leak beyond the wall of my apartment. This water badly damaged numerous personal items, the water had been present long enough to have spawned mildew and mold growth on the walls and carpet and throughout my personal items. I notified management of the problem and its seriousness. The following day I was accompanied by a member of the building mgmt team. Plumber's were brought in, numerous holes were cut through the wall of my closet to inspect within the fixtures, and the plumbing concealed within them. I also notified my personal property insurers and started a claim for the damages. Furniture items, books, rugs, non-perishable food and other items were sorted, removed and discarded. Total loss. Now 1 week out from the initial reporting of the disaster within my apartment and I have had opportunity to speak to 2 members of management. Through phone calls and a email, I have been given verbal assurances for my inconvenience and loss of habitability of the apartment I pay rent to live in. I made an early face to face suggestion for how I felt this should be handled. I have since provided additional information and input to a property manager in the corporate offices. This is and was an unfortunate accident, an accident that I am nonetheless, having to experience, and adjust to. I am not asking for a new apartment, although that was my early reaction to a solution for the water and mold damage within my apartment. It still remains the most prudent and wisest resolution. I absolutely believe that a financial adjustment for the damages and inability to continue to settle into my apartment is obvious and demanded. It is quite simple, in nearly every state in the country, the landlord (property owners) have an expected, and reasonable obligation, an implied warranty, to provide the tenant a home and environment which is safe, clean, and free from the hazards of mold growth and damage and disturbance to my personal property as the mess is mitigated, and damages repaired to the walls, fixtures and carpets and floor coverings. An apartment cannot, must not, be occupied under these circumstances, until corrected. I fully expect to update this review of the Vive Apartments in Cedar Rapids, IA. Let's hope the management of Sand Properties, Waite Park, MN, are diligent, respectful and as sympathetic of tenants issues as if they were their own personal issues. Phone calls, emails, personal contact, they are very very important and essential to demonstrate a professional and friendly and caring response to customers and tenants. Given an opportunity, I believe I will be fully enjoying the comfort of all of my apartment soon.

I have been treated very poorly at the apartments this company oversees, and by the property manager. I wrote to the Better Business Bureau and Sand did not believe any of what I wrote. It is too long to go into here. My health has gotten worse since living here for 1 1/2 years and I was just hospitalized for 10 days because of how the stress had affected me. I am moving as soon as I can. .

I like my apartment at Hoffman place and get along great with my neighbors ;However, the manager has made my life a living hell the whole 6 years I've lived here. And even though the manager is at wrongful behaviors corporate staff doesn't do anything to protect the tenants. Top of the corporation President doesn't even know what managers are doing.never check to prove what is actually going on. My manager is forcing me out of lease simply because she doesn't like me.and the corporate doesn't even do anything about it.

Spent 5 years in one of their properties. In the begining I was highly impressed. The owner obtained a bus and provided dinner for the whole building at on of St Cloud's finest resteraunts. I thought, what a class act this guy is. Property management isn't the easist business, especially when you are dealing with a bunch of Veterans. I do believe they are doing the best they can. Wish them the best.

If I could give a zero I would. The staff in my building take advantage of your kindness, never respond in a timely manner, maintenance leaves a mess in your space even if you left it clean. Came home unexpectedly from a trip and they must've broken a case. Instead of doing the normal human courtesy, they left the broken glass everywhere, didn't put back what they took out, I cut myself on the glass not knowing it was there. The area is ideal in it's accessibility to public transportation and local attractions but the safety is deplorable. Elevators are always broken, apartments broken into, peoe always screaming and fighting, the floor gives you a secondary high just walking through it.
